Torrumbarry Weir Holiday Park is nestled amongst natural waterways within the Gunbower National Park. It is a quiet family Park situated on the Murray River, has a fully licensed general store, swimming pool and boat ramps to both above and below the Torrumbarry Weir.

Having an Annual Holiday Site allows you (the occupant) to use the Park and all it’s facilities with 24 hour access to your site via the use of your own boom gate PIN. The occupant owns the structure on the site (i.e. Cabin or Caravan/Annex) and pays an annual fee for the storage of the dwelling. The fee allows nominated use of the site for up to 180 nights per year with parking available for two vehicles and one boat (where space permits).

Extended family and friends of site occupants are welcome to stay on-site at the Additional Visitors Fee rate. Each site has it’s own electricity meter and the Principle Occupant is charged on quarterly basis for electricity usage and supply charges. There is no charge for water supplied to the site.

The Park is a great base to undertake activities such as watersports (i.e. waterskiing, wakeboarding, jet skiing etc), fishing, bush walking, bird watching, exploring the wet lands or just relaxing by the pool amongst a bush setting.

Please note: Annual Holiday Sites cannot be used as a Permanent residence.

Additional Visitors Fees

Fees per night for additional occupants and/or visitors:

  • All Periods (Peak/Off Peak):
    • Adult (16+): $20 per night
    • Child (6-15 years): $10 per night
    • Child (1-5 years): $5 per night

Yearly Fee for additional occupants and/or visitors (equivalent to 30 nights):

  • All Periods (Peak/Off Peak):
    • Adult (16+): $600 per year
    • Child (6-15 years): $300 per year
    • Child (1-5 years): $150 per year

Permitted Nights

The annual fee allows up to 4 nominated persons to use the Torrumbarry Weir Holiday Park and it’s facilities:

  • For up to 100 nights per year

Please note,  under no circumstances can:

  • any person stay in the Park for a continuous period of longer the 45 days; or
  • an Annual Holiday Site be used as a permanent residence.

What is an Annual Holiday Site?

The Principle Occupant owns the structure on the site (i.e. cabin or caravan/annex) and pays an annual fee for the storage of the dwelling.

The Annual Fee allows:

  • 24 hour access to your site via the use of your own boom gate PIN and use the Park and all it’s facilities

  • for up to 4 nominated persons to use the site for up to 100 nights per year with parking available for up to two vehicles and one boat (where space permits).

What is an Annual Holiday Site Agreement?

An Annual Holiday Site Agreement is the terms and conditions which the Owner and the Principal Occupant have agreed will apply in respect of the occupancy and associated use of the Site by the Occupants.

 

Can I live permanently at the Site?

An Annual Holiday Site CANNOT be used as a permanent residency.

Do you allow pets?

Yes, we allow pets at the Torrumbarry Weir Holiday Park.

Site occupants wishing to bring pets to the Park agree to (as per the Pet Owners Agreement):

  • taking full responsibility for any personnel injury or damage caused by their pet whilst in the confines of the Park
  • clean up all your pet/s droppings as required
  • have your pet/s on a lead and under control at all times
  • hold a current liability policy and further agree to pay for any claim of compensation in relation with my pets activity.

What facilities does the Park provide?

Please view our Facilities page for all Park facilities provided for use by Annual Site Occupants.

Can the Agreement be renewed?

The occupant may apply for renewal of the Agreement at least 60 days before the end of the term. The Agreement will be renewed for a further year on the then current terms (including as to site fees) applicable in the Park at that time unless:

  • the dwelling fails to meet the standard required by the owner for dwellings within the Park; or
  • the owner proposes to use the site or any part of it otherwise than a site for an annual site agreement (see clause 13 of the Agreement)

Can the dwelling be sold on site?

The dwelling may only be sold on site if the Park owner has agreed to enter into a site agreement with the purchaser. Otherwise, sale of the dwelling brings the Agreement to an immediate end and the dwelling must be removed from the Park. The Park Owner reserves the right to charge a transfer fee on the sale of a dwelling to remain on the site.

Is there any restriction on the types of removable dwellings allowed at the Park?

The moveable dwelling must:

  • be approved by the Park Owner before any dwelling is placed on site
  • conform to State and Local Regulations
  • be insured
  • have a compliance plate specified by the Removable Dwellings Act
  • If the unit is supplied with gas from a bottled supply, the appropriate gas compliance plate must be attached.

The park rules for casual occupants also set several restrictive standards.

Are there any restrictions on visitors coming into the Torrumbarry Weir Holiday Park?

  • Within reason, occupants’ visitors are welcome in the Park.
  • Park occupants must accept responsibility for their visitors.
  • It is expected that day visitors vacate the Park by 10pm or they will be considered as overnight guests should they choose to stay beyond 10pm.

What may be erected on the site other than the dwelling?

No structures may be erected on the site without the written consent of the Park owner.

Can I rent my Annual Holiday Site?

No. The Annual Holiday Site cannot be rented to other parties.

Information for Sellers

See Clause 11 of the Annual Holiday Site Agreement.

If a site occupant wishes to sell the Dwelling to remain on Site, they should:

  • request permission from the Owner in writing
  • inform any prospective purchaser that the sale of the Dwelling ends the Annual Holiday Park Agreement
  • advise any prospective purchaser that they must make their own inquiries of the Owner as to whether the Owner will allow, or is permitted to allow, the sale of the Dwelling to remain on the Site or any other site within the Park
  • ensure all accounts, fees and any monies owed to Torrumbarry Weir Holiday Park are paid and finalised before the sale.

Advertising:

  • The Dwelling may be advertised on the official Park website free of charge by supplying the Owner with photos, a list of items to be included as part of the sale and the nominated sale price.
  • Dwellings for sale on site will be listed on the Park notice board.

Restrictions:

  • The Owner reserves the right to charge a transfer fee upon the sale of the Dwelling to remain on the Site to be calculated as specified in the Schedule.
  • The Owner may refuse entry or sale of a moveable dwelling while in the Park if the park Owner has reasonable grounds that the incoming occupant(s) is unfit or unable to fulfil their obligations under the Annual Holiday Site Agreement.

Inspection of Dwellings for sale

Prospective purchasers are encouraged to inspect any Dwelling they are interested in purchasing prior to entering in the Annual Holiday Site Agreement.

If you wish to inspect an Annual Holiday Site:

  • access to the Park and Dwelling should be organised with the Park Owner (preferable in advance) to organise a suitable date/time
  • attend the Park during office hours
